plentiful land combine to make housing costs in St. Johns one of the best values
in the state. For example, a 3-bedroom, 2-bath home ranging from 1500 SF to 2000
SF on a half acre of land ranges from the mid $60's to high $70's (thousands of
dollars).
With St. Johns' low crime rate, automotive and home owners insurance can run
less than half that of a major metropolitan area such as Phoenix.
In conjunction with the City, County government, and federal assistance
programs, grant monies are available to assist low income and first time buyers,
thus making the American dream of home ownership even easier in St. Johns.
Custom Homes and Homesites
Plentiful land with wide open spaces is available for custom homesites, as
are completed custom homes in the area. Prices range from the mid $100's for
2200 SF homes on 2 acres, to the mid $200's for 3000 SF custom homes on more
than 70 acres. One-acre lots with sewer, water, phone, power, and City
maintained road access is available from $7,000/acre to $11,000/acre. Several
custom homebuilders are in the area, with building costs as low as $58/SF for
custom homes. While deed restrictions maintain the quality of the neighborhoods,
housing associations are rare, and thus not intrusive.
